Cabinet clears land rates under Mhaje Ghar Scheme

Panaji : The Goa cabinet on Tuesday approved land rates for applicants under the Mhaje Ghar Scheme to regularise unauthorised houses on government and comunidade land.

Chief Minister Pramod Sawant said houses encroaching on government land before 2014 will be granted Class I sanads after payment of fees as per the cabinet-approved rates.

Houses existing before 1972 will be charged Rs 25 per sqm of the notified circle rate, those built between 1973 and 1986 at 50% of the minimum circle rate, 1987-2000 at 75% and 2001-2014 at the minimum circle rate.

Applicants on government land can receive up to 400 sqm, including the plinth area and a two-metre buffer. For comunidade land, the same rates apply, but with an additional 20% penalty. Applicants here can receive up to 300 sqm.

Sawant said fees will go directly to the comunidades, and if consent is not given within a time-bound period, it will be deemed approved.

The Mhaje Ghar Scheme is a housing initiative by the state government to grant legal ownership rights to residents living in long-occupied homes on government or comunidade land.

The Chief Minister has earlier said the scheme is expected to benefit nearly 50% of the Goan population.
